The Yards - Arancia

The Yards - Arancia is the first residential phase within The Yards master community by Beyond in Wadi Al Safa 4, City of Arabia, Dubai. Phase 1 comprises 272 apartments across three mid-rise buildings (G+6 and G+7) with ground-floor retail and 3.1 m floor-to-ceiling heights.

The wider masterplan is designed as a car-free pedestrian community with extensive greenery, lagoons, a clubhouse, lap pools, a commercial gym, kids club, yoga and sports areas, and more than 2 km of jogging and cycling trails. Current launch guidance places one-bedroom homes from 762 sqft and AED 1 million, two-bedroom homes around 1,170 sqft from AED 2.1 million, and three-bedroom homes around 1,700 sqft from AED 3.3 million, with a 40/60 payment plan and Q1 2029 handover.
